The construction sector in India is a significant contributor to the National GDP. Real estate comprising of residential, commercial and retail is growing at a rapid rate and is poised to emerge as one of the most preferred investment sectors.

The real estate sector is driven by a multitude of factors including the growth of India's middle class, rising FDI levels, easy availability of finance and increase in per-capita income. While this is a welcome development, it is imperative that growth should happen in a sustainable manner.

The construction industry is gaining momentum and witnessing changes over the past few years. The latest trend is to go in for eco-friendly construction, popularly known as green buildings.

Today, Green Building concepts and tools are available to integrate environmental responsiveness by design. There are many successful professionals adopting these concepts and technologies. From a meagre 20,000 sq. ft. of green building foot print in the year 2003. Indian Green Building Council (IGBC) is working on more than 302 buildings with a footprint of 230 million sq.ft. This includes commercial buildings and residential dwellings.

Green buildings are well poised to grow in the years to come, which would provide tremendous opportunities to all the stakeholders. The investment opportunities in green buildings is estimated at about USD 40 Billion by the year 2012.

In the above context, Indian Green Building Council (IGBC) presents India's flagship event on green buildings the 'Green Building Congress 2009' at Hyderabad.India.

Theme

The theme for this year is 'Affordable Green Buildings'.

The cost of design and construction of green buildings which was about 15% in the year 2001 is now around 5 - 8 %, which has been clearly demonstrated in some of the recently certified IGBC Green Homes & LEED buildings. Nevertheless, their still exists tremendous opportunities to reduce the cost further.

Leveraging the platform of India's flagship event, the Green Building Congress 2009, IGBC would strive to facilitate delivery of affordable green buildings through the following interventions :

  • Launch of development of low cost green building materials and equipment
  • Awareness & capacity building of assessors, consultants, energy simulators, commissioning authorities to deliver affordable services
  • Develop and launch of appropriate rating systems to address various building types - schools, neighborhood, factories, existing buildings, hospitals
  • Interactions with central & state government to seek favourable polices and incentivisation
  • Involvement of banks and financial institutions to offer preferential loans at lower interest rates for green buildings.
